Job Description
As a Residential Candidate Appraiser, you will work under the supervision of a designated appraiser to develop your skills in residential property valuation. Responsibilities include conducting property inspections, gathering market data, and preparing appraisal reports in compliance with industry standards. This role is ideal for individuals enrolled in the Appraisal Institute of Canada’s (AIC) candidate program and working toward their CRA designation.
Responsibilities
1. Property Inspections (Independent Field Work)
- Conduct on-site inspections of residential properties independently.
- Measure and sketch property layouts accurately, ensuring compliance with industry standards.
- Take detailed interior and exterior photographs and document key property features.
- Assess property condition, quality of construction, site characteristics, and any deferred maintenance.
- Verify and cross-check property details with municipal records, previous listings, and legal descriptions.
2. Market Research & Valuation Analysis
- Research and analyze comparable sales, listings, and market trends.
- Review zoning regulations, tax records, and other legal factors affecting valuation.
- Analyze highest and best use for the property when necessary.
- Interpret local economic trends and their impact on property values.
3. Full Appraisal Report Preparation
- Complete full residential appraisal reports independently using industry-standard forms.
- Develop detailed narrative descriptions and justifications for valuation conclusions.
- Input and verify data using appraisal software (e.g., ANOW, ACI, similar).
- Ensure reports meet CUSPAP and lender-specific compliance requirements.
- Document and reconcile final value conclusions based on market evidence.
4. Client & Stakeholder Interaction
- Communicate professionally with homeowners, lenders, realtors, and other stakeholders.
- Coordinate with clients to schedule inspections and address any concerns.
- Explain appraisal processes and methodologies to clients when necessary.
- Provide timely responses to follow-ups or additional documentation requests from lenders.
5. Compliance & Professional Development
- Adhere strictly to confidentiality, ethical standards, and regulatory compliance.
- Stay updated on market trends, legislative changes, and appraisal methodologies.
- Work toward completing required experience hours and coursework for full appraiser designation.
- Maintain organized work files for audits and potential legal reviews.
Qualifications
Minimum Education & Certification Requirements:
- Must be registered as a Candidate Appraiser with the Appraisal Institute of Canada (AIC) .
- Completion of (or enrollment in) the AIC’s Applied Experience Program (AEP) .
- Bachelor's degree or diploma in commerce, real estate, finance, economics, or a related field (preferred but not required).
Experience & Technical Skills:
- 1+ years of experience in residential appraisal, real estate, or a related field (preferred).
- Strong understanding of CUSPAP and residential valuation methodologies.
- Proficiency in appraisal software such as ANOW, CRAL or similar platforms.
- Skilled in Microsoft Office (Word, Excel, Outlook) and cloud-based file management (Google Drive, OneDrive).
- Experience using MLS, property tax databases, GIS mapping tools, and municipal records for research.
