  • Assist in managing and obtaining documents required for Site Plan Approvals.
  • Ensure timely responses to advance projects to permit application and construction-ready stages.
  • Lead the initial application process for high-rise building permits.
  • Prepare Class C cost estimates and project budgets based on plans and specifications.
  • Analyze project requirements, develop initial schedules, and leverage historical data for accuracy.
  • Engage in Value Engineering to ensure cost-efficient project execution.
  • Prepare and procure early estimates/bids for upcoming projects.
  • Collaborate with subcontractors and suppliers to secure competitive pricing.
  • Conduct thorough cost analysis and risk assessments for project feasibility.
  • Create and maintain comprehensive project documentation, including quantity surveys, cost comparisons, site logistics, and tender notices.
  • Maintain accurate electronic records for all project documents and vendor registries.
  • Work closely with ownership, senior management, project managers, architects, and engineers.
  • Facilitate clear communication between stakeholders to ensure project alignment and resolve discrepancies.
  • Participate in key project meetings and regulatory discussions.
  • Stay updated on industry trends and innovative estimating technologies.
  • Provide actionable insights to improve cost savings and procedural efficiencies.
  • Identify scope gaps and recommend solutions to senior leadership.

The Successful Applicant

  • Diploma/Certificate in Construction Management, Urban Planning, Architecture, or a related field (preferred but not mandatory).
  • Minimum 5 years of experience in construction, preferably in estimating and scheduling within pre-construction.
  • Strong knowledge of construction methods, materials, and costs.
  • Proficiency in estimating software such as Bluebeam, ProEst, Yardi CM Estimating, with an interest in AI-driven solutions.
  • Excellent communication, interpersonal, and analytical skills.
  • Proficient in Microsoft Office Suite (Excel, Word, Outlook, MS Project) and scheduling tools.
  • Valid G driver's license with a clean driving record.
  • Knowledge of local building codes, regulations, and industry standards.
