- Planning:
Assist in gathering necessary documents for site plan approvals, ensuring timely responses for advancing to permit application and permit-ready stages. Responsible for filing high-rise building permit applications. - Estimate Preparation:
Create Class C cost estimates based on project plans, specifications, and scope of work. Identify cost-effective solutions and develop initial schedules, incorporating lessons from previous projects. - Bid Coordination:
Prepare and gather early estimates/bids for upcoming projects, collaborate with subcontractors and suppliers for accurate pricing, and engage in value engineering to ensure projects are built cost-effectively. - Cost Analysis:
Perform detailed cost analysis and risk assessments to determine project feasibility. Provide recommendations for improving estimates and optimizing budgets, timelines, and resource allocation. - Project Documentation:
Prepare and maintain detailed project documentation, including cost estimates, site logistics plans, scopes of work, tender notices, and more. Ensure compliance with company standards and client requirements, maintaining accurate electronic records. - Collaboration:
Work closely with management, architects, engineers, and stakeholders to ensure project alignment, address discrepancies, and facilitate smooth communication. Participate in meetings as necessary. - Value Engineering:
Identify cost-saving opportunities and recommend efficient construction methods and materials. - Continuous Improvement:
Stay updated on industry trends, participate in professional development, and recommend process improvements. Collaborate with the corporate services team to align construction data with project goals.

The Successful Applicant
- Diploma/Certificate in Construction Management, Urban Planning, Architecture, or a related field is an asset but not mandatory.
- Minimum of 5 years of experience in the construction industry, preferably in an estimating role and scheduling focused on pre-construction.
- Proficient in construction terminology, blueprint reading, and estimating software (e.g., Bluebeam, ProEst, Yardi CM Estimating). Focus on AI systems is of strong benefit.
- Strong understanding of construction methods, materials, and costs.
- Excellent analytical and mathematical skills with attention to detail.
- Knowledge of local building codes, regulations, and industry standards.
